Our partners, our knowledge of the area, and our operational network are all concentrated in Puglia. We are not a generic villa platform expanding into a region; we are a specialist operator built for it. You can see where we operate across the region, and the homes already in the Collection.

The booking platform, property management system, channel manager, and owner dashboard are all built in-house. That means cleaner reporting, a faster pace of improvement, and a direct-booking site built to a luxury standard rather than a templated PMS front-end.

Platform Listing

Premium exposure through the Sassi Villas platform, with everything else in your hands.

5%of rental income

Charged only on bookings generated through the Sassi Villas platform.

What we do
  • List the property on the Sassi Villas platform
  • Let guests add in-villa services and experiences at booking
  • Run the AI-assisted guest concierge for routine guest questions, with escalations passed to you
  • Apply GEO and SEO optimisation to the listing
  • Provide guest screening and property inspection
  • Provide the owner dashboard and reporting
What you do

Pricing, distribution on other channels, escalated guest contact, and day-to-day operations stay with you.

Full Property Management

End-to-end management for owners who want a hands-off partnership.

20%of rental income

Charged after OTA platform fees are deducted.

What we do
  • Manage the entire guest and operational journey
  • Manage channel distribution, listing presentation, and dynamic pricing
  • Apply the Sassi Villas Collection Standard to the home
  • Coordinate cleaning (passed to the guest) and maintenance (at cost)
  • Install and operate property protection through Minut
  • Provide professional photography
