Sassi Villas is a luxury-first villa management and booking platform. For guests, a small, carefully curated collection of masserias, trulli, and coastal villas, bookable directly and hosted attentively. For owners, a partner that positions, presents, and operates homes to a consistent standard.
We operate in Puglia: a region with its own hospitality culture, its own architectural language, and an international audience that values authenticity, space, and quiet luxury over volume. Both sides of the platform, from the guest site to the owner dashboard, are built in-house.
We are a new business, launching summer 2026, with one property fully onboarded today and a proprietary platform that is already live. Being new is the reason our standard is uncompromised and our platform is modern.

Guests arrive to a home where the details have been considered: curated amenities, a consistent atmosphere, and subtle brand touches that sit beneath each property’s own character, never in place of it. Applied to every home under Full Property Management.
A proprietary platform
Our booking site, property management system, channel manager, and owner dashboard are all built in-house. For guests, a direct-booking experience built to a luxury web standard, not a templated PMS front-end. For owners, cleaner reporting and faster iteration, with no third-party roadmap to wait on.
Attentive guest communication
Routine questions are answered straight away. Anything that needs judgement, warmth, or escalation is picked up by the team. Guests are always looked after, and owners carry none of the operational burden.
Property protection, quietly done
Homes under Full Property Management are fitted with privacy-conscious monitoring through our partnership with Minut, covering noise, smoking, unusual occupancy, and internal climate. No cameras, no microphones recording conversations.
Services and experiences
Guests have access to a curated range of premium in-villa services and local experiences through our partnership with Holiday PA, arranged before arrival or during the stay. Available on every plan.
Rooted in Puglia
Partners, suppliers, and local relationships are built around the region. Guests benefit from recommendations, services, and experiences that come from real local knowledge; owners work with an operator who knows Puglia in depth rather than one expanding into it.

Owners choose from three commission-based plans: full property management, a channel and revenue partnership, or a platform listing. There are no setup fees, no onboarding fees, and no subscriptions on any plan. We earn when the owner earns.
