1Reservation & Confirmation
All reservations are subject to availability and confirmation by the Sassi Villas team. Upon submitting a booking request, you will receive an acknowledgement within 24 hours. A confirmed reservation constitutes a binding agreement between the guest and Sassi Villas S.r.l. under these terms. Reservations are only confirmed upon receipt of the required deposit. We reserve the right to decline any booking request at our sole discretion. Verbal or informal agreements, including those made via telephone or social media, are not considered binding until confirmed in writing by our reservations team.
2Deposit & Payment Schedule
A non-refundable deposit of 30% of the total booking value is required at the time of reservation to secure your dates. The remaining 70% balance is due no later than 30 days prior to the scheduled check-in date. For bookings made within 30 days of arrival, the full amount is payable at the time of booking. Failure to remit payment by the due date may result in automatic cancellation of the reservation without further notice. All payments are processed in euros (EUR) through our secure payment gateway. We accept major credit and debit cards, as well as bank transfers for bookings exceeding EUR 5,000. Bank transfer payments must be received and cleared at least 5 business days before the relevant due date.
3Pricing, Rates & Additional Fees
All prices displayed on the Platform are quoted in euros and include the base rental rate for the property. Unless otherwise stated, prices do not include the Italian tourist tax (imposta di soggiorno), which is collected locally and varies by municipality, typically ranging from EUR 1 to EUR 5 per person per night. Additional services such as airport transfers, private chef arrangements, boat excursions, and daily housekeeping beyond the standard schedule are charged separately and will be itemised in your booking confirmation. Peak season rates (June through September) and holiday surcharges (Easter, Christmas, New Year) are reflected automatically in the quoted price at the time of booking. Prices are subject to change until a reservation is confirmed; once confirmed, the agreed rate is guaranteed.
4Cancellation by Guest
Cancellations must be submitted in writing to our reservations team via email at support@sassivillas.com. The following schedule applies: cancellations made 60 or more days before check-in receive a full refund of all amounts paid less the deposit; cancellations made between 30 and 59 days before check-in receive a 50% refund of the balance paid; cancellations made fewer than 30 days before check-in are non-refundable. The date of cancellation is determined by the date on which written notice is received by our team, not the date on which it was sent. Refunds are processed to the original payment method within 14 business days of the cancellation being confirmed. We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen circumstances, including trip cancellation, interruption, and medical emergencies.
5Cancellation or Changes by Sassi Villas
In the rare event that Sassi Villas must cancel a confirmed reservation, for example due to unforeseen property damage, essential maintenance, or circumstances beyond our control, we will notify you as soon as reasonably possible. In such cases, we will offer you the choice of an alternative property of equal or higher standard at no additional cost, alternative dates at the same property, or a full refund of all amounts paid including the deposit. Sassi Villas shall not be liable for any consequential costs arising from such cancellations, including but not limited to airfare, travel arrangements, or alternative accommodation expenses. We strongly recommend travel insurance to cover these eventualities.
6Modifications & Date Changes
Requests to modify reservation dates, guest count, or property selection are accommodated subject to availability and must be submitted at least 14 days prior to the original check-in date. Date changes within peak season (June through September) may be subject to rate adjustments reflecting the applicable seasonal pricing. Sassi Villas reserves the right to apply an administrative fee of up to EUR 50 for modifications made within 30 days of arrival. If a modification results in a lower total booking value, the difference will be issued as a credit toward future bookings rather than a cash refund. Modifications are only confirmed once acknowledged in writing by our reservations team. Each reservation may be modified a maximum of two times; further changes may require cancellation and rebooking.
7Check-In & Check-Out
Standard check-in time is from 16:00 and check-out is by 10:00 on the departure date, unless otherwise specified in your booking confirmation. Early check-in and late check-out may be available upon request and are subject to availability and a supplementary charge of up to EUR 150. Guests will receive detailed arrival instructions, including directions, key collection arrangements, and the contact details for their dedicated local representative, no later than 7 days before check-in. A member of the Sassi Villas team or our local representative will be available to welcome you at the property. Guests who fail to arrive by 22:00 on the check-in date without prior notice may find access arrangements altered; please inform us of any delays.
8Guest Capacity & Occupancy
Each property has a maximum occupancy specified on its listing page, which includes all guests regardless of age. Exceeding the stated occupancy is strictly prohibited and may result in immediate termination of the reservation without refund. Additional guests beyond the confirmed number may be accommodated subject to prior agreement and an additional nightly charge per person. The maximum occupancy is determined by local safety regulations and the property's facilities, and cannot be exceeded under any circumstances. Guests are responsible for ensuring that all members of their party, including any day visitors, comply with the property's rules and these booking policies.
9Minimum Stay Requirements
A minimum stay of three (3) nights applies to all properties during the standard season. During peak season (June through September) and holiday periods (Easter, Christmas, New Year), a minimum stay of seven (7) nights is required. Certain premium properties may have longer minimum stay requirements year-round, which will be clearly indicated on the property listing page. Exceptions may be granted at the discretion of management and are not guaranteed. Last-minute bookings made within 7 days of arrival may be exempt from minimum stay requirements where availability permits.
10Travel Insurance
Sassi Villas strongly recommends that all guests purchase comprehensive travel insurance prior to their trip. A suitable policy should cover trip cancellation and interruption, medical emergencies and repatriation, personal liability, loss or damage to personal belongings, and travel delays. We are not an insurance provider and cannot offer specific policy recommendations, but we encourage you to ensure that your policy covers the full value of your booking and any associated travel costs. Some credit cards offer travel protection as a benefit; please verify coverage with your card issuer. In the event of a claim, proof of insurance may be requested.
11Pets
Some Sassi Villas properties welcome pets, while others do not. Pet-friendly properties are clearly marked on their listing pages. Guests wishing to bring a pet must declare this at the time of booking and receive written confirmation that the pet has been approved. A supplementary cleaning fee of EUR 100 to EUR 250 per stay applies to all pet-inclusive bookings, depending on the property. Guests are fully responsible for any damage caused by their animals, including damage to furnishings, gardens, and outdoor areas. Pets must be supervised at all times and must not be left unattended in the property. For the comfort of all guests, a maximum of two pets per property applies unless otherwise agreed.
12Force Majeure
Neither party shall be liable for failure to perform obligations under this agreement if such failure results from circumstances beyond reasonable control, including but not limited to natural disasters, severe weather events, government actions or travel restrictions, pandemics or public health emergencies, civil unrest, strikes, or disruption to essential utilities. In such cases, Sassi Villas will offer guests the option of rebooking to alternative dates within 12 months or a full credit toward a future stay of equal or greater value. Force majeure does not apply to circumstances that were reasonably foreseeable at the time of booking, such as known seasonal weather patterns or pre-announced travel advisories.
